What is a Property Manager?

 
A Property Manager is a person charged with real property asset management.

Services our professional Property Managers offer:

  • Advertising that gets results – We return our phone calls! We show our homes personally!
  • Tenant qualification through credit/criminal/eviction screening, employment verification and in some cases, personal interview.
  • We take responsibility for making sure all Florida laws are followed, including Fair Housing and the Florida Landlord and Tenant Act.
  • Monthly statements, year-end income and expense statements and 1099 tax statements
  • Contract for all repairs, routine maintenance and upgrades
  • 24 hour access to a Property Manager for the Owner and Tenant
  • We coordinate administration of HOA rules and regulations for all properties that are in an HOA
  • Property inspections and turn-overs
  • Rent collection and disbursement
  • Direct deposit of collected funds available
  • All aspects of the eviction process, via our attorneys, when needed

Our Policies and Fees

 
We are members of the local, state and National Association of Realtors® and subscribe to a strict code of ethics. We do business in accordance with local, state and Federal Fair Housing Laws. It is illegal to discriminate against any person because of Race, Color, Sex, Handicap, Familial Status or National Origin.

We charge no up-front fees. Our procurement and management fee will be deducted from the first month’s rent once we have placed a tenant in the property and is a percentage of the rent. This percentage is agreed upon between Owner and Property Manager and is determined by any number of factors, including, but not limited to, number of properties managed for owner, distance to property and market conditions.

Communication is always an important factor in developing and maintaining a good working relationship. It is our goal to respond as quickly as possible to our owners and tenants problems and concerns. Each property manager has email, cell phone and an office phone system that relays voice mail messages after hours. The broker/owner is also available to assist with any questions.

There are a couple of forms you will need to fill out to get started: our Management Agreement and ACH Deposit Request Form. Please call Carol Ann Ziesig at 407-733-7771 prior to filling out the Manage Agreement form to assure the document is completely and accurately filled out. You may print out and fax the documents to 407-208-0111
