Program 1

   Property Management/Worry Free Investing - let us handle it all.  It is easy to get "up and running' with Z House Realty Group.  We begin by agreeing on all rental listing terms.  The procurement fee, normally $800.00 or 50% of the first months rent, whichever is greater, is deducted from the inital payment.  The monthly maintenance fee is 10% of monthly rent.  You have the choice of having us provide you with payment monthly or having us pay your mortgage for you (for a small additional fee).  We will screen clients and provide you with a credit check to assure a good match.  We will then provide maintenance - so, you will never have to "call the plumber" or hear complaints - that is our job!

Program 2

   Lease Purchase Program - If you have a property that you are having difficulty selling or that you would prefer not to close on for seven months or more, this program could be perfect for you.  Combining our traditional real estate sales and rental marketing programs, we will work to find you a strong candidate for lease purchase.  Generally, the candidate will provide a substantial downpayment and need to meet strict income and credit guidelines.  Any potential candidate will need to be screened by a mortgage broker or bank.  Call for more information and commission agreements.

Program 3

   Tenant Procurement - For those who understand that without solid marketing, obtaining a tenant can be a difficult process,  we have created a program just for you!  Frequently, individuals find that while they do not mind being a landlord and collecting rent or dealing with tenant issues, they lack the resources to advertise their property in the markets necessary to more quickly find a qualified candidate.  Since Z House Realty Group provides comprehensive marketing programs - we can put our existing programs to work for you!  The fee is determined by the rental price of the home for the market it is located in.  Feel free to give us a call for a no obligation quote.  No fees are charged until/unless a tenant has signed the lease agreement and provide first months rent and security deposit.
